Chapter 05
Most foreign buyers of Chilean rural land pay cash. This is not a requirement — it's a reality. Chilean bank mortgages for foreign non-residents are difficult to obtain, and rural land presents additional collateral challenges. Here's what your options actually look like.
The simplest, fastest, and most attractive option for sellers. Funds are wired to a Chilean bank account (in CLP or USD) or held by the notario in escrow. Exchange rate risk applies if converting from a foreign currency to CLP — consider timing your transfer when the CLP is favorable.
Chilean banks (Banco de Chile, Santander Chile, BCI, Scotiabank Chile) do offer mortgages to foreigners, but typically require:
Rural land adds another hurdle: banks are reluctant to accept remote agricultural land as collateral. Urban property or land near major cities is more financeable. For most buyers reading this guide, a Chilean mortgage is not the path.
Some sellers, particularly of higher-priced parcels, offer owner financing: you pay a deposit and structured installments directly to the seller over 2–5 years, with the escritura transferring once the final payment is made (or with a mortgage on the property in favor of the seller). This is negotiated case by case.
If you pursue this route, have your abogado draft a bullet-proof promesa with payment schedule, default terms, and a registered prohibition preventing the seller from encumbering the land during the payment period.
Some buyers finance Chilean purchases by borrowing against existing assets in their home country — a home equity line of credit (HELOC), a securities-backed loan, or a personal loan. The Chilean transaction then proceeds as cash from the seller's perspective. This is often the most practical route.
Chile has no capital controls — you can transfer any amount in or out freely. Use a specialized FX service (Wise, OFX, or a private FX broker) rather than your retail bank for large transfers. The spread difference on a USD 100,000 transfer can easily be USD 1,500–3,000.
Declare large incoming transfers to the Chilean central bank (Banco Central) via your receiving bank — your abogado will advise on the forma de pago declaration required in the escritura.
This is general information, not financial advice. Engage a licensed Chilean abogado and a financial advisor familiar with cross-border transactions before committing funds.
